The Home Inspection Checklist helps you remember the items you need to check when purchasing a new home. It can also be used when preparing to sell a home.
Don't rely on the formal inspection to make your determination if the home is right for you. Save money by looking or possible repairs yourself. Some repairs or home improvements are inexpensive or may not take much time, but
others may make the difference between buying a home that is enjoyable and a good investment and one that causes headaches.

Examine walls and foundation of home
Check the physical structure of the home for cracks or paint chipping.

Check basement for water damage
Does the basement smell musty or is there evidence of water spotting on walls or beams?

Are the windows, attic, or garage doors insulated?
Buying a home with poor insulation will be costly in the long-run. It is not necessary to have insulation in the interior walls, however it will make the home quieter from one room to the next. Be sure to factor in the
cost of adding or replacing insulation when buying a home.

Are all the appliances, furnace, water heater, toilets, and faucets in working order?
Ask previous owner to provide all paperwork for home appliances and equipment. They should also supply information on previous repairs.

Does the paint on the walls contain lead?
Lead is often found in the paint on older homes. It is poisonous and especially dangerous if small children will be in the home.

Check all light switches

Check for electrical fuse overload
Plug in several small appliances at the same time to various outlets.

Examine the roof for moss or shingles that curl.
